    Stephanie Co

    Deputy Chief Operating Officer, Beyond Housing

    Stephanie Co has worked in community development in St. Louis for the past 13 years. She currently serves as Deputy Chief Operating Officer at Beyond Housing, a community development organization based in the Normandy School District of North St. Louis County, where she supports the organization’s operations, housing and infrastructure development projects, program alignment and impact, and organizational development. She also provides oversight for the organization’s community health, government relations, community engagement, and workforce development initiatives. Over the years Stephanie has volunteered with a range of affordable housing, education, food access, and transportation projects and currently serves as Board President of Community Builders Network of Metropolitan St. Louis. Stephanie earned her BA at Washington University in St. Louis and her MPPA, Certificate of Nonprofit Management and Leadership, and Certificate of Policy and Program Evaluation at University of Missouri-St. Louis.

    Michael Hamburg

    Founder, Pier Property Group

    Born and raised in St. Louis, Michael Hamburg founded PPG after leading business development at a tax equity investment and management firm. Prior to his exposure to tax credit investing, he sourced, underwrote, and closed acquisitions of market rate apartment communities for two real estate companies specializing in multifamily. Michael started his career managing existing investment portfolios and originating and structuring debt for a Goldman Sachs’ real estate affiliate in Dallas, TX. PPG completed construction of a $43 million historic rehabilitation of a 250,000 square foot warehouse in the Grove neighborhood of St. Louis into 164 loft apartments and two retail spaces in 2019. The firm also completed Phases I and II of Steelcote Square in 2019 and 2020 with the third, 105-unit, phase under construction. PPG will complete its 214-unit $45 million mid-rise project in Maryland Heights, MO this fall. The firm has completed over $60 million in projects since 2018, with an additional $60 million currently under construction, and $110 million slated to start prior to the end of 2021.

    Cara Weber

    Director, Missouri Partnership

    Cara Weber is Vice President of Business Recruitment for Missouri Partnership, the same organization that helped launch her economic development career several years ago. Cara recently served as the Director of Business Recruitment for the St. Louis Regional Economic Development Alliance (AllianceSTL), which recently merged into Greater St. Louis, Inc. In that role, Cara's primary responsibility was to design and deliver economic development solutions to employers considering new expansion to the St. Louis Region. Prior to joining AllianceSTL, Cara was a Senior Associate in the Site Selection and Incentives Advisory practice at Duff & Phelps. Cara’s first role in economic development was with Missouri Partnership as Business Recruitment Manager, where she provided project assistance including identifying real estate and coordinating incentive proposal requests as well as administering and managing the organization’s CRM/Project Management software. Cara is a graduate of Southern Illinois University Edwardsville.

    Andy Warren

    Real Estate Research Consultant, PricewaterhouseCoopers LLP

    Andrew Warren, Andy, currently serves as the PwC’s Director of Real Estate Research. As the Director of Real Estate Research, and is responsible for monitoring all aspects of commercial and residential real estate, including space market fundamentals, capital market trends, regulatory changes and operational developments. For the past eight years, Andy has led PwC’s participation in the development and production of the Emerging Trends in Real Estate publication. Andy is a frequent speaker on issues affecting the real estate market and has also authored numerous articles for internal clients and national real estate publications. Andy also forecasts market performance for PwC’s “Real Estate Investor Survey”. Andy has over 30 years of experience in all aspect of commercial and residential real estate research. Andy has performed and managed real estate fundamental analysis and forecasting, portfolio construction, and buy/sell decisions for both debt and equity clients. Prior to assuming his current role, Andy served as the Managing Director of Real Estate Research for Principal Global Investors, a top 10 institutional real estate manager in the U.S. At Principal, Andy held a progressive level of analyst and management positions over his 25 year career and served as a voting and advisory member on a multiple real estate debt and equity investment funds. Andy has earned the CFA designation and is a Counselor of Real Estate. He is also an active member of the Urban Land Institute Research Forum as well as a participating member of ICSC, NCREIF, NAIOP, the Appraisal Institute and the CCIM institute.     Allison Gray-Gunsten is an executive-level researcher, analyst, creator and problem solver at Steadfast City Economic & Community Partners. She brings with her more than a decade of experience in the commercial real estate space. This experience includes professional roles in research and marketing, serving a variety of clients such as distribution/freight users, office occupiers, building owners, developers, investors, and market leaders. Having worked with some of the brokerage world's most renowned companies, Allison combines a broad industry acumen with an educational background in economics and an involvement in community organizations. With a focus on detail and analysis, Allison works alongside the Steadfast City team to assist companies with site selection, economic incentives, development strategy, thought leadership, and more. As Vice President and Midwest Region Leader, she lends a unique, multi-disciplined expertise to the team that includes research, data analysis, proposal writing, database management, data visualization, troubleshooting, market outreach, and project management.
